Here's what you'd do up until the escrow period pretty much in order of when you'd complete them. The majority of the things below would be completed within the first 3-4 days of the listing being signed.
-Market Analysis
-Use the reverse marketing feature on Paragon
-View the property, make a list of features
-Have seller sign the Agency Disclosure and Listing Agreement
-Complete a Estimate of Seller’s Proceeds aka Net Sheet so the seller knows how much they are getting at the close.
-Suggest property preparations and repairs
-Consider opening pre-escrow with a title company and request a preliminary title report
-Order reports with seller’s permission – Property ID or comparable, pest, 3R (not on all listings), home inspection (maybe).
-Obtain HOA docs if applicable
-Order the sign and post to be placed at the property
-Have seller complete the forms (listed below)
-Give copies of everything to the seller, print a Cover Sheet (available online), place all in a tabbed folder and have it reviewed ASAP.
-Hang name rider to sign
-Get a copy of keys
-Take photos (inside and out)
-Place on MLS
-Check the MLS for accuracy
-Register lockbox on supraekey.com (We’ll take care of this if you’re not an MLS member)
-Place lockbox on property (make sure to mention where on the MLS)
-Plan when to have the broker tour and open houses
-Prepare classified ads (Chronicle is probably best) complete by close of business Thursday to make the weekend paper.
-Place “Open Sunday” sign on post
-Leave a space for your flyers, business cards, and a place for showing agents to leave their cards.
-Open House and/or Just Listed mailers to neighborhood
-Forward photos and copies of all reports and disclosures to us to update the website
-Plan where to place Open House signs prior to the open house. You’ll be surprised how many agents don’t think about this until too late.
-Ask that all Open House visitors sign the Sign In sheet
-Follow up with all visitors (agents and potential buyers)
-Check the showings at supraekey.com
-Market the heck out of yourself and the property.
-Get an offer!

- Property Questionnaire (SPQ) - just added protection to the seller.
- Supplemental Statutory and Contractual Disclosures (SSD) - more added protection for the seller.
- Statewide Buyer and Seller Advisory (SBSA) - added protection for VINCENTHOMES and you!!!
Remember DISCLOSE, DISCLOSE, DISCLOSE!!! A buyer would be hard pressed to sue anyone on the listing side if they were told everything!
